Indian real estate sector has been sluggish for a few years but is expected to make a turnaround in 2016. Experts believe that the sector is expected to record increase in sales and a reduction in unsold inventories. They believe the government initiatives announced this year will give a push to the sector and reinstate investor confidence.

Real estate experts believe that government’s promotion of 100 Smart Cities, AMRUT (Atal Mission for Rejuvenation and Urban Transformation), Housing for All by 2022 and infrastructure development are some of the government steps that would not only benefit the economy, but would also create a sector-wise

“The government’s easing of FDI policy, the probable implementation of the Real Estate Bill and Smart Cities, and the introduction of REITs(real estate investment trust) would bring in the much-required transparency into the sector and enhance investor confidence in the coming years. The year 2016 is likely to begin on a cheerful note on the back of reforms and increased investor confidence.

After talking to real estate players, we list out cities that could be good investment bets in the year 2016 and give good returns in the next 5 years.

Ghaziabad: It emerged as the dark horse of NCR in 2015 with significant real estate activity seen across three prominent markets including NH -24, Raj Nagar Extension and Krishna Vihar. These markets saw significant activity in terms of new launches in 2015 in both apartments and plots category which is likely to continue in 2016. Centre’s nod for road widening of NH -24 towards Ghaziabad was one of the major factors driving growth in the city. The location advantage of the highway and the direct link with Delhi, Noida and other areas of Ghaziabad have also increased the realty prospects here.

South and East Bangalore: Ample new supply coupled with affordable property prices, high consumer demand and wide range of options across segments has upped the ante of few micro markets in these two regions in 2015. The leading markets include Whitefield, Panathur, Electronic City Phase 1, Begur Road, Kanakpura Road and Bannerghatta Road. Good connectivity and affordable property prices will continue to drive these markets in 2016 as well.

Bhiwadi: The city is an emerging industrial and real estate hub adjoining Gurgaon is well connected with highways such as NH-8 and NH-71B. The proposed Neemrana airport in the vicinity is expected to give a boost to the realty sector. Moreover, it falls along the Delhi-Mumbai Industrial Corridor, which makes it a promising destination for property investment.

Thane: Thane has emerged as one of the most attractive regions for investment in the Mumbai Metropolitan Region in 2015 due to the plethora of options available here as well as fast growth in infrastructure such as a proposed extension of Mumbai metro. Thane West witnessed good activity due to their connectivity and proximity to important commercial and industrial areas in the region. In terms of affordable areas, areas around Kalyan and Dombivli ruled the roost. With the selection of Kalyan and Dombivli as smart cities, one may expect significant commercial as well as residential activity in these areas in the coming years.

Hyderabad: With the political clout clearing around Hyderabad post the state bifurcation, the city has emerged as one of the most promising real estate markets of the country currently. Low ticket prices and buoyant office space activity has boosted the realty prospects in the city.

Mumbai: Madh–Marve is identified as the top destination, with an expected price appreciation of 94 per cent, thereby emerging as a promising asset class for the next five years. Ulwe, the top destination of the MMR in the first edition of the report in 2012, scores second this time, with a 70 per cent price appreciation by 2020, while Majiwada– Kasarvadavali will experience a price appreciation of 59 per cent by then.

Pune: New Airport Road in Viman Nagar is identified as a potential location with an expected price appreciation of 63 per cent, while Vishrantwadi is to witness a 55 per cent growth appreciation.

Bengaluru: Thanisandra and Panathur–Varthur emerge as potential residential investment destinations with estimated price growths of 61 per cent and 55 per cent, respectively.
Delhi-NCR: Golf Course Extension Road and New Gurgaon emerge as potential destinations for residential investment in NCR.

Hyderabad: Puppalaguda– Narsingi cluster emerges as one of the potential destinations for residential investment.

There are many locations in India Such as Delhi, Mumbai , Hyderabad, Chennai etc. But from investment point of view Mumbai is best loction. Real estate in Mumbai has experienced a large growth in recent years. Few years back I bought apartment in South Mumbai with Rohan Lifescapes Altimo which gave me 40 percent appreciation. So, investing property in Mumbai is worth.
